Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roof of the building and the surface of the courtyard shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development respect the character and appearance of the area in accordance with policies G1, G8, CON10 and E6 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, rooflights and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development respect the character and appearance of the area in accordance with policies G1, G8, CON10 and E6 of the adopted South Oxfordshire Local Plan.

That no development shall take place until a detailed scheme for the new shop front has been submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character of the listed building in accordance with policies CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That no development shall take place until a schedule of works to protect and repair the timber framed listed building at the front of the site has first been submitted to and approved in writing by the Local Planning Authority and there shall be no occupation of the new office building until the works to the frontage building have been carried out and completed in accordance with the approved schedule. Reason: To safeguard the architectural and historic character and appearance of the existing building and area in general in accordance with policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.
