That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. Prior to commencement of development, details of the chimney stack and ridge vents shall be submitted to and approved by the Local Planning Authority. Reason: To ensure the details of the development are satisfactory. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That a minimum of 4 off street parking spaces should be available at all times to be used by 28 Mill Street and the ancillary guest accommodation. Reason: To comply with the Local Planning Authority's approved standards. That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees which are visually important. That notwithstanding the provisions of Article 3 of, any Class of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within any Class of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities. That Footpath 13 shall remain unobstructed at all times. Reason: To protect local amenities.
