Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the conversion of the stable block shall be carried out strictly in accordance with the description of the development, and the submitted drawings and applicant's letter dated 3 February 1999. Reason: To ensure that the work is carried out in accordance with the approved plans as a conversion of the existing building in line with the Council's adopted policies.

That, where it is necessary to use new tiles and bricks they shall be of the same colour, type and texture as those used on the existing building. Reason: To secure a satisfactory appearance.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, rooflights, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in the elevations or roofslopes other than those expressly authorised by this permission. Reason: To retain the character of the stable block.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Tanners Farm as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy.

That the garage hereby permitted shall be used only for the purposes specified in the application, incidental to the use of Tanners Farm as a single dwelling house. Reason: To safeguard the character of the area and to protect local amenities.

That the external walls and roof of the garage be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory.
