Erection of 7 detached, 4 mews and 2 semi-detached dwellings (as amended by drawing nos. 9633/13A, 014 and 015 accompanying letter from Coleman Hicks dated 12 June 1997 and by drawing no.9633/004A received on 23 May 1997).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall commence until all existing buildings within
the site have been demolished and the materials therefrom removed from
the land.
Reason: To safeguard the character of the area.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the access road and hardstandings,
and the provision of boundary fencing and screen walling shall be
submitted to and approved in writing by the Local Planning Authority
prior to the commencement of the development hereby permitted. The scheme
shall be implemented as approved within 12 months of the commencement of
the approved development and thereafter be maintained in accordance with
the approved scheme. In the event of any of the trees or shrubs so
planted dying or being seriously damaged or destroyed within 5 years of the
completion of the development, a new tree or shrub or equivalent number
of trees or shrubs, as the case may be, of a species first approved by
the Local Planning Authority, be planted and properly maintained in a
position or positions first approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings.
That the boundary fencing and screen walling contained in the approved
landscaping scheme referred to in condition 4 hereof shall be constructed
prior to the occupation of each dwelling on whose boundary they stand; and
such fences and walls shall thereafter be retained.
Reason: To ensure that the development is not unneighbourly.
That the buildings and screen walling shall be constructed and finished
in accordance with a schedule of materials and finishes which shall first
have been submitted to and approved in writing by the Local Planning
Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory.
That a detailed scheme for the improvement of the visibility at the
junction of the access road and Stoke Row Road shall be submitted to and
approved in writing by the Local Planning Authority and such improvements
shall be carried out prior to the commencement of any other development on,
the site, including the demolition of the existing buildings.
Reason: In the interest of highway safety and convenience.
That no dwelling shall be occupied until it's parking and garaging has been
provided in accordance with the details shown on drawing no. 9633/020D.
Reason: In the interest of highway safety and convenience and to ensure
that the details of the development are satisfactory.
That no development shall commence until details of the slab levels of
the buildings have been submitted to and approved by the Local Planning
Authority. The buildings shall be constructed in accordance with the
approved slab levels.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
That details of surface water drainage works shall be submitted to and
approved in writing by the Local Planning Authority prior to the
development commencing.
Reason: In the interests of public health.
