Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of all materials to be used in the external construction and
finishes of the development hereby permitted shall be submitted to and
approved in writing by the Local Planning Authority before the
development is commenced.
Reason: To safeguard the character of the area.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs and the provision of boundary fencing and screen
walling, shall be submited to and approved in writing by the Local
Planning Authority prior to the commencement of the development hereby
permitted. The scheme shall be implemented as approved within 12 months
of the commencement of the approved development and thereafter be
maintained in accordance with the approved scheme to the complete
satisfaction of the Local Planning Authority. In the event of any of the
trees or shrubs so planted dying or being seriously damaged or destroyed
within 3 years of the completion of the development, a new tree or shrub
or equivalent number of trees or shrubs, as the case may be, of a species
first approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That no open storage shall take place except within the areas shown
hatched on drawing 95.84 1B. Within these areas the height shall not
exceed those shown on drawing 95.84 1B.
Reason: To protect local amenities.
That except as may be agreed in writing with the Local Planning Authority
no development shall take place on the land marked as 'reserved land' nor
on a strip 10m wide adjoining the Bradfords Brook as shown on drawing
95.84.1B. The boundary treatment to be agreed in accordance with condition
3 above shall make provision for the fencing off of the wildlife corridor.
Reason: To accord with the policies of the Local Plan and to establish a
buffer zone within the river corridor to protect flora and fauna
dependant on the aquatic environment.
That the whole of the roads and footpaths shown on drawing 95.84 1.B
and all surface water drainage works, be laid out and constructed
in accordance with a specification to be agreed with, and in all
respects to the satisfaction of, the Local Planning Authority.
Reason: In the interests of highway safety and convenience.
That no building shall be occupied until space has been laid out within the
site for 56 cars to be parked and for vehicles to turn so that they may
enter and leave the site in forward gear.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That no direct light source shall be visible at any time to drivers of
vehicles on the adjacent public highway.
Reason: In the interests of highway safety and convenience.
That surface water shall not be disposed of other than in accordance
with a detailed surface water drainage scheme which shall first have
been submitted to and approved in writing by the Local Planning
Authority.
Reason: In the interests of public health.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
