Description
Renovation and restoration of existing Mill together with the conversion of an existing barn into two dwellings and the erection of two new garage blocks. Removal of existing redundant farm buildings. Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That a full schedule of repair and conversion works to the Mill, based
upon that submitted in the application, is drawn up and agreed in
writing with the Local Planning Authority prior to the commencement
of any works. That any subsequent changes to the schedule as repair
works progress be agreed in writing with the Local Planning Authority.
Reason: To safeguard the architectural and historic character and
appearance of the listed building.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors and
flues has been submitted to and approved in writing by the Local Planning
Authority.
Reason: To ensure that the details of the development are satisfactory.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the access road and hardstandings,
and the provision of boundary fencing and screen walling shall be
submitted to and approved in writing by the Local Planning Authority
prior to the commencement of the development hereby permitted. The
scheme shall be implemented as approved within 12 months of the
commencement of the approved development and thereafter be maintained in
accordance with the approved scheme to the complete satisfaction of the
Local Planning Authority. In the event of any of the trees or shrubs so
planted dying or being seriously damaged or destroyed within 3 years of
the completion of the development, a new tree or shrub or equivalent
number of trees or shrubs, as the case may be, of a species first
approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That the parking and turning provision shall be as shown on the deposited
plan all constructed, surfaced and laid out, retained and maintained
to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That samples of the materials to be used for the external walls and roofs
of the barn and garages shall be submitted to and approved by the
Local Planning Authority in writing before any development commences.
Reason: To ensure that the details of the development are satisfactory.
No soakaways shall be constructed such that they penetrate the water
table
Reason: In the interests of public health and to avoid pollution.
That details of the proposed siting for the foul drainage treatment
plant shall be submitted to and approved in writing by the Local
Planning Authority prior to the commencement of development.
Reason: In the interests of public health and to avoid pollution.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1
of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order 1995 (or any order revoking or re-enacting that Order),
no development within Class A of Part 1 of Schedule 2 to the Order shall
be carried out on the land unless planning permission has first been
granted by the Local Planning Authority on a formal application in respect
thereof.
Reason: To protect local amenities.
That the garage doors shall be constructed with vertical dark stained
timber boarding.
Reason: To ensure that the details of the development are satisfactory.
