Description
Construction of access road and erection of distribution warehouse with ancillary offices, car parking and associated infrastructure. (Plot 1). (As amended by drawings deposited on 3 March 1995, 17 March 1995, 20 March 1995 and 20 April 1995).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved by the Local Planning Authority in
writing before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That full details of the gatehouse and security fencing shall be submitted
to and approved in writing by the Local Planning Authority prior to the
commencement of the development.
Reason: To ensure that the details of the development are satisfactory.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the access road and hardstandings,
and the provision of boundary fencing and screen walling shall be
submitted to and approved in writing by the Local Planning Authority
prior to the commencement of the development hereby permitted. The
scheme shall be implemented as approved within 12 months of the
commencement of the approved development and thereafter be maintained in
accordance with the approved scheme to the complete satisfaction of the
Local Planning Authority. In the event of any of the trees or shrubs so
planted dying or being seriously damaged or destroyed within 3 years of
the completion of the development, a new tree or shrub or equivalent
number of trees or shrubs, as the case may be, of a species first
approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That the existing trees and hedges on the land shall be protected to
the satisfaction of the Local Planning Authority whilst development
operations are in progress, in accordance with a scheme to be first
agreed in writing with the Local Planning Authority and to be implemented
prior to the commencement of the development.
Reason: To safeguard the character of the area.
That the existing bridleway shall be upgraded and provided with an all-
weather surface, between Collett Way and the entrance to the sewage works
in accordance with a scheme to be submitted to and approved by the Local
Planning Authority, prior to the first occupation of the bulding.
Reason: To ensure that the details of the development are satisfactory.
That vehicular access to the site shall be taken only from Collett Way
to Oxfordshire County Council specifications in accordance with a scheme
which shall first have been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interest of highway safety and convenience
That all internal estate roads, manoeuvring areas, hardstandings and car
parks shall be constructed to Oxfordshire County Council specifications for
the construction of streets prior to the first occupation of the building
and shall thereafter be retained as such.
Reason: In the interest of highway safety and convenience
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
That details of surface water drainage works be submitted to and
approved by the Local Planning Authority prior to development commencing.
Reason: In the interests of public health.
That if within 2 years of the first occupation of the building, the Council
request, in writing, the implementation of measures for the alleviation
of interference to television reception at Foxhall Manor Park, such
measures shall be implemented within 6 months in accordance with a scheme
first approved by the Local Planning Authority.
Reason: To ensure satisfactory television reception is available to the
adjoining Foxhall Manor Park
