Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof shall be of
the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That the boathouse as extended shall be used for boating purposes by The
Oratory School and for no other purpose and by no other person, firm
or organisation, unless a planning application in that behalf shall
first have been submitted to and approved in writing by the Local
Planning Authority.
Reason: Because permission is given only in view of the special
circumstances.
That there shall be no raising of existing ground levels on the site.
Reason: To prevent the increased risk of flooding due to impedance
of flood flows and reduction of flood storage capacity.
That no spoil or materials shall be deposited or stored on that part of
the site lying within the area of land liable to flood as shown on maps
held by the National Rivers Authority.
