The proposed new dwelling would lie outside of the defined development boundary of Chinnor village and would not constitute infill development. The principle of the proposed development is not acceptable and would be contrary to Policy H1 and H4 of the South Oxfordshire Local Plan and Policy CH H1 and CH H7 of the Chinnor Neighbourhood Plan.
The proposed development would result in the undesirable sub-division of the site which would be contrary to the open and spacious character of the site and the area. The proposed development would fail to achieve a high-quality design that respects the local context and the character of the site. and fails to conserve or enhance the landscape qualities of the Chilterns National Landscape.. As such, the development fails to adhere to Policy DES1, DES2 and ENV1 of the South Oxfordshire Local Plan and the National Planning Policy Framework.
