Having regard to its scale and massing the proposed extension and re-modelling works would be harmful to the character of the listed building and conservation area, harmful to the setting of the adjacent listed building eroding the significance of the historic building, and the design would compromise its architectural interest. The proposed extension and re-modelling would therefore fail to comply with the provisions of the National Planning Policy Framework paragraph 215 and Policies ENV6, ENV7 and ENV8 of the adopted South Oxfordshire Local Plan 2035.
