Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 001 and 03, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of works on site, a Written Statement of Investigation shall be submitted to the Local Planning Authority and approved in writing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035. Prior to the commencement of works, a Level 3 building record will be prepared in accordance with Historic England's Understanding Historic Buildings: A Guide to Good Recording Practice (2016). This will provide a descriptive and analytical record of the building, comprising a drawn, written, and photographic record. The record will include measured drawings to illustrate the building's plan, elevations, and significant features, supplemented by a comprehensive photographic record (general and detailed) of the exterior and interior, with a particular focus on the exposed roof timber structure. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Following the removal of tiles and prior to the undertaking of any works of repair, a detailed schedule of timber repair (including drawings and material specifications where requested) will be submitted to the LPA and approved in writing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works, the specification of the proposed new wall finish where it has been proposed for replacement will be submitted to and approved in writing by the local planning authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
