Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 611 001, 611 025A, 611 026A, 611 005, 611 012, 611 002, 611 030, 611 007, 611 021A, 611 008, 611 020A, 611 004, 611 011, 611 003 and 611 010B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details including photos, sample panels and specifications (as required) of all external materials associated with the proposed extension (flint, glazing, brickwork, roof finishes, any other finishes including canopy and RWGs) b. Lime mortar specification and pointing method statement for the works of repair to the north west wing c. Method Statement for removal of render to north elevation d. Level 2 Historic Building Record (as per Historic England's Understanding Historic Buildings: A Guide to Good Recording Practice) of the north elevation to be undertaken following the removal of render finishes to the northern wall and prior to commencement of any subsequent works of repair e. Details of any works of repair, to the north elevation to include material specifications and finishes f. Details of new service routes associated with the installation of the WC within the north west wing. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
