The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 73902NGUG-01, P_00_200_001-P2, 2425_P_21_301_001-P1, 2425_P_23_400_001-P1, 2425_P_23_401_001-P1, 2425_P_23_600_001-P1, 2425_P_27_600_001-P1, 2425_P_50_001_001 P0, P_00_201_001, X_00_200_001, X_00_300_00, X_00_101_001, P_00_101_001, X_00_100_001, X_00_000_001, Utilities & CCTV & Drainage Plan drwgno 73902NGUG-01, 2425_P_00_300_001-P1, 2425_P_24_600_001-P1, 2425_P_24_200_001-P1, 2425_P_00_100_001-P3, 2425_P_00_001_001-P1, 2425_P_31_600_001-P1, cwp25-pd_and_data_management_plan_combined-v1.0-16_9_25-tlm, 73902NGUG-01 and 2425_P_21_600_001-P3, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

A programme of historic building recording shall be undertaken in accordance with the details set out within submitted document 'Historic Building Recording Specification' submitted by NCF Heritage. The appointed Heritage professional shall be given appropriate access to record the building and all specific features of interest prior to the commencement of any relevant works of subsequent alteration or repair. Once the watching brief has been completed, its findings shall be reported to the Local Planning Authority. The report must include all processing, research and analysis necessary to produce an accessible and useable archive which shall be submitted to the Local Planning Authority within 1 year of the completion of the recording work or within 6 months of the occupation of the building. Reason: As the building is of archaeological/historic importance in accordance with Policy ENV6 and ENV7 of the South Oxfordshire Local Plan 2035. Related application(s): P25/S3074/DIS

Prior to the commencement of the relevant works the following details shall be submitted to the local planning authority and approved in writing: a) Joinery details/specifications for all new windows, doors and rooflights b) Submission of a method statement for the repair of the southern window to include stone specification and details and drawings of the proposed glazing (following undertaking works set out under 2.07, 2.08 & 2.09 of 'Schedule of Works of repair') c) Details of Flues, vents and other extracts. d) Method statement including material specifications for works of reinstatement of damaged flint or missing flint masonry and repointing. e) Details of proposed works of alteration, repair and/or replacement of the roof structure (to include scale drawings and structural engineers report as required) f) Details of the proposed first floor structure including scale drawings showing key junctions with the existing building and structural engineers reports as required. g) Details of the proposed materials and finishes to the southern wall masonry. Thereafter the works shall be carried out in accordance with the approved details. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035. External timber cladding must closely match the existing cladding in terms of species, size profile and finish unless otherwise agreed in writing by the local planning authority. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
