Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2711-01, DBS1824.SA03A, 3391-03-01, 2711-03, 3391-03-02 and LOC-001, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the works hereby approved shall be carried out in accordance with the confirmation provided in the email dated 08/08/2025, that the works will include the use of lime plaster to the inner face of the outer walls of the C19 block. Reason: To preserve the historic and architectural interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

All new windows and external doors shall be provided in accordance with a detailed specification of their type, design and external finish that has been first submitted to and approved in writing by the Local Planning Authority. Reason: To preserve the historic and architectural interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Culham Neighbourhood Plan was made (adopted) as part of the district council's development plan on 12 June 2023. The relevant policies are: CUL1 - Community Facilities CUL5 - Design Code for Culham CUL6 - Local Heritage Assets CUL7 - Nature Recovery and Climate Change CUL10 - Light pollution

All bat species in the UK are European Protected Species under Part 3 of the Conservation of Species and Habitats Regulations (2017), and are also protected under Section 9 of the Wildlife and Countryside Act 1981 (as amended). Taken together and in summary, this prohibits the killing, injury or disturbance of bats, or the damage or destruction of their resting places. If bats, or evidence of bats are discovered at any stage of a development, works should stop immediately and advice sought from a professional ecologist on how to proceed.
