Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3702 - 102, 3702 - 101, 3702 - 252 B, 3702 - 251 B, C2840-02 B, C2840-01 C, LOC-001, C2840-03 C, 3702 - 255B, 3702 - 250E, NB-01 A and NB-02 A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The south-west side elevation of the first floor rear balcony shall be erected with a privacy screen of a height of 1.7 metres from the floor of the balcony and shall remain in place thereafter, unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A, B and E of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority.
Reason: To safeguard the amenities of the occupiers of the adjoining properties and the character of the area in accordance with Policies DES1, DES2, DES6 and ENV1 of the South Oxfordshire Local Plan 2035.
The tree protection details as shown on the approved drawing 3702-255B shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the occupation of the dwelling, bird and bat boxes shall be erected on site in accordance with the details shown on the submitted Conditions plan 3702-256 and supporting documents and shall be retained on site in perpetuity unless an alternative scheme is submitted to and approved in writing to the Local Planning Authority.
Reason: To ensure no net loss in biodiversity, in accordance with ENV3 of the SOLP 2035.
No external lighting shall be installed on the site other than in accordance with the agreed details: Conditions Plan, Wall Downlight Luminaire document and Wall Downlight specification document, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To protect the appearance of the area, the environment and wildlife, and local residents from light pollution in accordance with Policies ENV1, ENV2, ENV3 and ENV12 of the South Oxfordshire Local Plan 2035.
The surface water drainage scheme shall be implemented in accordance with the following agreed details: Foul & Surface Water & SuDS Details drawing number C2840-02 B, Foul & Surface Water & SuDS Layout Plan drawing number C2840-01 C, Management & Maintenance Plan drawing number C2840-03 C, Site Location & Block Plan drawing number 3702-250 E, 1998-07-23 Environment Agency Sewage Disposal Consent, and Drainage Strategy Report, prior to the occupation of the development hereby approved. Unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure the proper provision of surface water drainage and to ensure flooding is not exacerbated in the locality in accordance with Policy EP4 of the South Oxfordshire Local Plan 2035.
The foul water drainage scheme shall be implemented in accordance with the following agreed details: Foul & Surface Water & SuDS Details drawing number C2840-02 B, Foul & Surface Water & SuDS Layout Plan drawing number C2840-01 C, Management & Maintenance Plan drawing number C2840-03 C, Site Location & Block Plan drawing number 3702-250 E, 1998-07-23 Environment Agency Sewage Disposal Consent, and Drainage Strategy Report, prior to the occupation of the development hereby approved. Unless otherwise agreed in writing by the Local Planning Authority.
