That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BA2228.180.01 REV 3, BLO-002, J1820-PE, J1820-PF and LOC-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development hereby approved shall be carried out in accordance with the approved Noise Management Plan Rev A. Reason: To ensure that the development is not unneighbourly in accordance with Policies DES6 and ENV12 of the South Oxfordshire Local Plan 2035.

The development hereby approved shall be carried out in accordance with the approved Flood Warning and Evacuation Plan P01 reference MIL-TCE-XX-XX-RP-C-0001. Reason: To ensure the safety of occupants by providing a clear strategy for warning, evacuation and safe refuge in the event of flooding in accordance with Policy EP4 of the South Oxfordshire Local Plan 2035.
