The proposed driveway and drop kerb, within close proximity to an existing bus stop layby as detailed within the submitted plans would not allow for vehicles to both enter and leave the site in a forward gear, resulting in an unacceptable harm to the safety of highway users to the A4074 and would, contrary to Policy Trans 5 of South Oxfordshire Local Plan 2035 and paragraph 115 (b) and 116 of National Planning Policy Framework.
That, the creation of the new driveway and dropped kerb would result in more hardstanding across the verge and alongside the listed building. This loss of part of the verge and garden to create hardstanding would result in harm to the setting of the listed building and to the character and appearance of the Nuneham Courtenay Conservation Area and the group significance of the listed buildings in the village contrary to policies ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan.
