The proposed development of up to 3 dwellings on this site would be harmful to the significance of grade II listed Stag Farm and the designated Stoke Row Conservation Area. As such the proposed development fails to adhere to Policies ENV6, ENV7, and ENV8 of the South Oxfordshire Local Plan (2035), the National Planning Policy Framework and relevant parts of the Planning (Listed Buildings and Conservation Areas) Act 1990.
The proposed development of up to 3 dwellings on this site would result in an unjustified loss and impact on a priority habitat on site. As such the proposed development fails to adhere to Policy ENV2 of the South Oxfordshire Local Plan.
The proposed development of up to 3 dwellings on this site would result in a significant impact on the spacious and open character of the site and its contribution to the wider character of the area. The development fails to conserve or enhance the Chilterns National Landscape as a result. As such the proposed development fails to adhere to Policy ENV1, DES1 and DES2 of the South Oxfordshire Local Plan and National Planning Policy Framework.
