Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1278.PL.007c, 1278.SU.010, 1278.SU.002, 1278.SU.003, 1278.SU.001, 1278.PL.007C, 1278.PL.002j, 1278.PL.012b, 1278.PL.001h, 1278.PL.003g, 1278.PL.008 and 1278.PL.010e, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2, ENV6 and ENV8 of the South Oxfordshire Local Plan 2035.
The windows on the first floor of the east (side) elevation, and the proposed first floor window on the north (rear) elevation of the development hereby permitted shall be obscure glazed and fitted with restrictors to limit their opening to a maximum of 5cm where they fall below 1.7 metres above the floor level of the associated rooms unless otherwise agreed in writing by the Local Planning Authority. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plans shall be inserted above ground level in the north elevation of the development hereby permitted.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
The landscaping scheme submitted and agreed under application reference P24/S3507/DIS shall be implemented in the first planting season following the first occupation or use of the development hereby approved and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, ENV6, ENV8, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The tree protection details as shown on the approved tree protection plan 1278.PL.008 shall be put in place prior to the construction of the development hereby permitted (including demolition) and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, ENV8, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the occupation of the development hereby permitted, a bat box shall be provided on site in accordance with the details submitted and agreed under application reference P24/S3507/DIS. Thereafter, the development shall be implemented in accordance with the approved details and all features provided prior to first use.
Reason: To secure biodiversity enhancements onsite, in accordance with Policy ENV2 of the South Oxfordshire Local Plan 2035.
No external lighting shall be installed on the site other than in accordance with details submitted and agreed under application reference P24/S3507/DIS, unless otherwise agreed in writing by the Local Planning Authority.
All external lighting shall be installed in accordance with the specifications and locations set out in the strategy. Under no circumstances should any other external lighting be installed without the prior consent from the local planning authority
Reason: To protect the appearance of the area, the environment and wildlife, and local residents from light pollution in accordance with Policies ENV1, ENV2, ENV3 and ENV12 of the South Oxfordshire Local Plan 2035.
