The development would not preserve the wider openness of the Oxford Green Belt its setting and will conflict with the purposes of including land within it. The development is therefore inappropriate and conflicts with policy STRAT6 of the South Oxfordshire Local Plan 2035 and paragraph 154 of the National Planning Policy Framework 2024.
The proposed development in design terms creates visual clutter that would cause detriment to the visual amenities of the locality and would lead to a progressive detraction from the rural character and appearance of the area and the surrounding open countryside. The development therefore would be contrary to policy STRAT6, DES1, DES2, and ENV1 of the South Oxfordshire Local Plan 2035 which seek to protect and enhance the countryside.
The proposal fails to provide detailed information of potential waste from activities such as open fires, extraction from kitchen, discharge of human waste WC/shower and general waste created at the site. The proposal has the potential to undermine the existing residential use of the host dwelling at the site. The development is contrary to Policy DES6, ENV11, ENV12 and EP3 of the South Oxfordshire Local Plan 2035.
