The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 09, 08A, 02, 05A, 07D, A2Q14707-4A, 04, 06D and 01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The development hereby approved shall be implemented in full accordance with the recommendations made in the Bat and Great Crested Newt Survey Report (GS Ecology, 2025) submitted with the application. This will include the implementation of the precautionary working methods set out in Section 4.21 of the report (parts 4, 5 and 6), and the provision of the recommended compensation / enhancement features as set out in Section 4.21 (parts 1, 2 and 3). This includes: 2x Schwegler 2F bat boxes on trees within the vicinity of the site, and 10 x roof access tiles, in the locations advised within Figure 7 of the report. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To ensure adverse construction effects on protected species are avoided in line with Policy ENV2 of the South Oxfordshire Local Plan 2035.
No development shall commence on site without the appointed archaeologist being present (other than in accordance with the agreed and submitted Written Scheme of Investigation Wyfold Grange, Wyfold, Archaeological Monitoring and Recording John Moore Heritage Services (Ref: 5284, dated May 2025)). Once the watching brief has been completed its findings shall be reported to the Local Planning Authority, as agreed in the Written Scheme of Investigation, including all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication which shall be submitted to the Local Planning Authority within two years of the completion of the archaeological fieldwork.
Reason: To safeguard the recording and inspection of matters of archaeological importance on the site in accordance with Policy ENV9 of the South Oxfordshire Local Plan 2035 and the NPPF (2024).
