Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, EP-001, PP-001B, PP-002B, PP-003B, HTS-TPP-02C, LOC-001, EE-001, PE-002, EE-002 and PE-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

No later than three months from the date of this planning permission, a Landscape and Ecology Management Plan (LEMP) for the ongoing management of the garden for wildlife shall be submitted to and approved in writing by the Local Planning Authority. The content of the LEMP shall include the following: a) Description and evaluation of features to be provided and managed. These shall include the pond and other aquatic habitats, general garden planting, and tree planting. b) Ecological trends and constraints on site that might influence management. c) Aims and objectives of management. d) Appropriate management options for achieving aims and objectives, and associated prescriptions/method statements. e) Preparation of a work schedule (including an annual work plan capable of being rolled forward throughout the lifespan of the garden up to 30 years). f) Details of the body or organization responsible for implementation of the plan. g) Ongoing monitoring and remedial measures. The LEMP shall include details of the legal and funding mechanism by which the long-term implementation of the plan will be secured by the developer with the management bodies responsible for its delivery. The plan shall also set out (where the results from monitoring show that conservation aims and objectives of the LEMP are not being met) how contingencies and/or remedial action will be identified, agreed and implemented so that the development still delivers the fully functioning biodiversity objectives of the originally approved scheme. The approved plan will be implemented in accordance with the approved details and management prescriptions implemented across the site for the plan period. Reason: To ensure that habitats are created and managed for biodiversity to maximise their ecological value and deliver a biodiversity net gain, in line with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035. No later than three months from the date of this planning permission, details (including specification, position, height, orientation) of a bat box to be provided onsite, shall be submitted to and approved in writing by the local planning authority. The choice and siting of the bat box shall be advised by a suitably qualified ecologist. Thereafter, the bat box shall be provided in accordance with the approved details within three months of the details being approved and retained and maintained thereafter. Reason: To secure biodiversity enhancements onsite, in accordance with Policy ENV2 of the South Oxfordshire Local Plan 2035, the South and Vale Joint Design Guide and paragraphs 187 and 193 of the NPPF"
