Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, A102, A101, A103, A107, A105, A106, A109, A110, A104, A108 and A100, and details provided within the submitted Heritage Impact Assessment, Scope of works and Methodology for the Insertion of New Services documents except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Method of removal of paint from beams and details of final finish to beams b. Method of cleaning flagstone floors c. Details of the new fireplace surround in living room d. Specification for new plaster ceilings and repair of existing plaster ceilings e. Details of location and type of vent tiles for bathrooms f. Joinery details for the new front door with side lights and the rear door g. Method statement and specifications for removal of render and repointing of house and boundary walls h. Submission of details of any works of timber repair or replacement encountered during the course of works i. Specifications for the proposed basement membrane system j. Details of chimney lining and cowl for log burner (reversible options preferred) Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
