Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Except as controlled or modified by conditions of this consent, the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 25 BSBS EX 01, 24 BSBS SL01, 25 BSBS SP01, 25 BSBS SP02, 25 BSBS JD01 and 25 BSBS PP01 A, the amended supporting documents, Structural Engineers Report and the Supporting Statement.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Prior to the commencement of the relevant works, details of the proposed insulation (including scale cross sections) to No.63 shall be submitted to the LPA and approved in writing.
Thereafter the works shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
Following the removal of plaster wall finishes and prior to the commencement of works of alteration or repair to No.63, a building record of underlying fabric will be undertaken to a level to be agreed in advance with the LPA and approved in writing (in accordance with 'Understanding Historic Buildings: A Guide to Good Recording Practice).
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
Following the removal of plaster finishes and prior to the commencement of any subsequent works to the underlying building fabric, a schedule of works of repair and reinstatement of No.63 including structural engineers assessment, drawings and material specifications where requested, shall be submitted to the LPA and approved in writing.
Thereafter the works shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of works to the windows, a condition statement and details of the windows required to be replaced including joinery details where relevant shall be submitted to the LPA and approved in writing.
Thereafter the works shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
