Description
Remove and retain existing handmade roof tiles, to counter-batten (for ventilation) and reroof using the tiles supplemented with similar handmade red tiles recovered from other roofs on the estate. The counter-battening will raise the roof by 25mm. Use breathable insulation to the walls of the building to improve its energy rating (as amplified by drwgno 807-02A and insulation specifications received on 08 April 2025).

Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 807-12, 807-03A, 807-05 and 807-02A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035

The insulation hereby permitted shall be implemented in accordance with the specifications set out in the Internal Insulation for Hermitage document and as shown on the floor plan drwgno 807-02A hereby approved. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
