The proposal is to remove a section of curtilage listed stone wall which makes a positive contribution to the significance and setting of the Grade II Listed Building. There are no public benefits of sufficient weight to outweigh the harm to the significance of the listed building. As such the proposed development is contrary to Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035 and guidance within the National Planning Policy Framework.
