Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, CDA287-10B, CDA287-11, CDA287-12A, CDA287-13, CDA287-14, CDA287-LP, CDA287-SPC, 6131-IVYFM-ICS-01-XX-DR-C-0200-S2 P02, CDA287-01, CDA287-02, CDA287-03, CDA287-04, CDA287-05, CDA287-06, CDA287-07, CDA287-08F and CDA287-09B, together with the details contained within the 'Window Survey', except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Works to the roof Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. A brick sample for works of repair to the existing building (photograph and specification) b. Photographic schedule of materials for the extensions c. Joinery details for any new or replacement windows and doors Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035. The works hereby granted consent shall only be carried out in accordance with the Lime Mortar and Plaster specifications outlined within the Lime Works Spec received 4 February 2025 , unless otherwise agreed in writing by the local planning authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

The works to the right hand front wall and rendered gable to the front shall be carried out in accordance with the details contained within the Structural Method Statement. Any deviation from the works contained within the Structural Method Statement shall first be agreed in writing by the local planning authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
