Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001, 01 Rev 00, 12 Rev 00 and LOC-001A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the development above new slab level, details (including specification, position, height, orientation) of one bat box and one bird box, to be either mounted on the new building, or on retained trees within the site, shall be submitted to and approved in writing by the local planning authority. The choice and siting of the boxes shall be advised by a suitably qualified ecologist. Thereafter, the development shall be implemented in accordance with the approved details and the feature shall be provided prior to first use and retained and maintained thereafter. Reason: To secure biodiversity enhancements onsite, in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035. Related application(s): P25/S3766/DIS

Prior to the commencement of development above slab level, a full surface water drainage scheme shall be submitted to, and approved in writing by, the Local Planning Authority. The design of the surface water drainage system shall be in accordance with the non-statutory technical standards for sustainable drainage systems, including details of levels, size, position and construction of all drainage works. The drainage scheme shall be sized to accommodate a minimum of the worst case 1 in 30 year storm, with evidence to demonstrate the site can accommodate all surface water up to and including a 1:100 year storm + 40% CC. The approved scheme shall be implemented in accordance with the approved details prior to the occupation of the development hereby approved. Notes Cv values must be set at 0.95. An exceedance plan must be provided. The building must contain a source control/bio retention feature. This could be in the form of a rain water planter, rain water butt or rain water garden. Full construction details of all surface water drainage components including hard standing areas, must be provided. Drainage layout from RWP must be provided. Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035. Related application(s): P25/S3766/DIS

The use of the building hereby permitted shall be limited solely to agricultural purposes in connection with the agricultural use of the land as shown on the plans accompanying the application. Reason: The site lies outside of the residential curtilage of the property and to restrict the use of the building to one compatible with the surrounding rural area in accordance with Policy ENV1 of the South Oxfordshire South Oxfordshire Local Plan 2035.
