The subdivision of the plot would be perpendicular to existing and historic boundaries within the site and would not be inkeeping with the original linear plan-form of Nuneham Courtenay, which as a planned C18 settlement built for the 1st Earl Harcourt in co-ordination with developments to Nuneham House gardens makes a substantial contribution to the significance of the Nuneham Courtenay Conservation Area and grade I listed Nuneham House Registered Park and Garden. The subdivision of the site to create an independent dwelling and the alterations to the building would erode a significant characteristic of the conservation area which is currently intact, and therefore would cause substantial harm to the character and appearance of the conservation area and the significance of the registered park and garden. The proposal is contrary to Policies ENV6, ENV7, ENV8 and ENV10 of the adopted South Oxfordshire Local Plan 2035 and paragraphs 210, 212, 213, 214 and 219 of the NPPF(2024).
