Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LB-05A, LB-04A, LB-06, LB-01, LB-03, LB-02 and LOC-001, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents and photographic sample of materials received 2025-01-20 or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
The development hereby approved shall be implemented in full accordance with the method statements for mitigating construction impacts on bats set out in the bat method statement submitted with the listed building consent application (AA Environmental dated March 2025). Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To ensure adverse construction effects on protected species are avoided in line with the council s duties under the Conservation of Habitats and Species Regulations 2017 (as amended).
The approved biodiversity enhancement features (bat access tiles and bird boxes) shall be implemented in full accordance with the revised plans (Drawings LB-04A and LB05A, Cookham Design Partnership Ltd dated December 2024 and April 2025). Thereafter the measures shall be maintained in situ, in perpetuity.
Reason: To secure biodiversity enhancements onsite, in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035 and paragraphs 174 and 180 of the NPPF.
