Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 542-1002 C, 542-1002, LOC-001, 534-1001 and 542-3002, and as set out in the submitted Heritage Statement Ref: J005183 dated May 2025, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the relevant works hereby permitted, the following details shall first be submitted to and approved in writing by the Local Planning Authority, and thereafter the works shall be carried out in accordance with the agreed details: 1. Specification of the lime plaster mix and finishing paint throughout the property 2. Details of any insulation 3. Detailed methodology for removal of paint on beams and restoration of timber beams 4. Schedule of works for repair of living room fireplace, installation of log burner, and surrounding cupboard 5. Schedule of works for unblocking and reinstatement of the playroom fireplace 6. Specification for windows to be replaced including elevation and cross section drawings 7. Photographic schedule of condition, age and materials of flooring currently in situ 8. Details of the position of any additional soil waste pipes 9. Details and specification of the replacement front door (hallway) Reason: To ensure the works respect any features of special architectural or historic interest and conserve, enhance or better reveal those elements which contribute to the heritage significance of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
