Owing to the size of the property and the substandard size of the rear garden, the proposed development would result in a cramped form of development which would fail to provide sufficient amenity space for the future occupiers of the dwelling contrary to Policy DES5 of the South Oxfordshire Local Plan 2035 and the South Oxfordshire and Vale of White Horse Design Guide.
