Conditions / Refusal Reasons
In the opinion of the Local Planning Authority, the developer has provided insufficient information in respect of criterion Class A.A.1(h) of Part 1 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). The Local Planning Authority have been unable to verify whether the floor to ceiling height, when measured internally, would exceed the lower of either (i) 3 metres, or (ii) the floor to ceiling height, measured internally, of any storey of the principal part of the existing dwellinghouse. As currently submitted, the proposed development would not constitute permitted development.
Notwithstanding reason 1 above, in the opinion of the Local Planning Authority, the proposed additional storey - by way of its size and height - would have an overly dominant appearance, which would be out of keeping and harmful to the character of the rural area when assessed against Class AA.2.- (3) (a) (ii), Part 1, Schedule 2 of the Town & Country Planning (General Permitted Development) (England) Order, 2015 (as amended).
