That the development hereby approved shall accord with the details shown on the following approved plans, 240301-04A, 240301-03, 240301-01, 240301-02 and SWS042447-topo, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Within 3 months of the date of this decision, a Surface Water Drainage strategy shall be submitted to, and approved in writing by, the Local Planning Authority. The Surface Drainage Strategy should accord with the following;
The surface water drainage system shall accommodate a 1:10 year storm + 40% CC, including details of BRE 365 soakage testing, levels, size, position and construction of all drainage works.
The approved Surface Water Drainage strategy shall be implemented within 3 months of being agreed as part of this condition and shall be maintained.
Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.
The applicant is advised that in respect to this condition, the following information should be provided / adhered to:
Cv values must be set at 0.95.
An exceedance plan must be provided.
The building must contain a bio retention/source control feature. This could be in the form of a rain water planter or rain water butt.
Drainage layout from RWP must be provided.
A manhole schedule must be provided.

P25/S0837/DISWithin 3 months of the date of this decision, details of any existing external lighting on the outbuilding shall be submitted to, and approved in writing by, the Local Planning Authority. Any such external lighting should be sensitively designed to avoid disrupting the foraging behaviour of bats, with the details submitted including;
a) Identification of those areas / features on the site that are particularly sensitive for bats and are likely to cause disturbance in or around their breeding sites or resting places or along important routes used to access key areas of their territory, for example for foraging; and
b) A plan showing where the external lighting is installed (including through provision of appropriate lighting contour plans and technical specifications) so that it can be clearly demonstrated that areas lit will not disturb or prevent bats using their territory or having access to their breeding sites or resting places.
Notwithstanding the provisions of Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), no additional external lighting, other than that agreed as part of this condition, shall be installed without the prior grant of planning permission.
Reason: To protect biodiversity within the area in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035
