The proposed development would result in the significant erosion of an important open space, which forms an incursion of the countryside into Checkendon within the Chilterns National Landscape (CNL). It makes a positive contribution to the informal loose knit pattern of development in the northern approach to the main core of the village. The replacement of part of the roadside element of this field with housing of any form would detract from the semi-rural character of the settlement. A such, the proposal would conflict with the aims and objectives of the SOLP 2035 Policy ENV1 and advice contained within NPPF Paragraph 182.
