Due to its overall size, scale, and massing through the roof design with large sections of flat roof, overly wide front and rear projecting gables and large dormer windows the development fails to respect the scale, character and appearance of the original dwelling and fails to conserve the landscape character and natural beauty of the Chilterns National Landscape. As such the development is contrary to policies STRAT1, DES1, DES2, and ENV1 of the South Oxfordshire Local Plan 2035, Policy SD3 of the Henley and Harpsden Neighbourhood Plan, the National Planning Policy Framework and guidance within the South Oxfordshire and Vale of White Horse Design Guide.
Due to its irregular footprint and combination of pitched and flat roof elements the detached outbuilding to the side and rear of the dwelling is of poor quality design and out of keeping with the rural character and appearance of the plot and surrounding area. As such the development is contrary to policies STRAT1, DES1, DES2 and ENV1 of the South Oxfordshire Local Plan 2035, Policy SD3 of the Henley and Harpsden Neighbourhood Plan, the National Planning Policy Framework and guidance within the South Oxfordshire and Vale of White Horse Design Guide.
