That, having regard to the siting of the proposed building to the side of the listed building the development would reduce the important gaps between dwellings which would have a harmful impact on the character and appearance of the Nuneham Courtney Conservation Area and the setting of the listed building. The proposal is contrary to Policies DES1, DES2, ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035, the provisions of Chapter 16 of the National Planning Policy Framework and Sections 66 and 72 of the Planning (Listed Building and Conservation Areas) Act 1990. Furthermore, it fails to comply with the Nuneham Courtenay Legal Agreement (1980).
