Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LGF 7824 B1, 7824_LGF_EX, P01 LGF and 7824_LGF_PRPa, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The use of the lower ground floor of the existing building as shown on Drawing 7824_LGF_PRPa shall be as part of the dwelling on the floors above or for holiday accommodation purposes only. For the avoidance of doubt, the term 'holiday accommodation' does not include a person's or persons' main residence, or a unit of accommodation that is occupied for a period of longer than sixty days by the same person or persons. The owners/operators shall maintain an up-to-date register of the names of all the occupiers of the accommodation, as well as the dates of their arrival and departure and their contact details. This register shall be made available at all reasonable times to the local planning authority. Reason: The proposal has only been justified on the grounds of its benefit to local tourism in accordance with Policy EMP11 of the South Oxfordshire Local Plan 2035.

Prior to the first occupation of the holiday accommodation development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan LGF/7824/B1 and shall be retained unobstructed except for the parking of vehicles associated with the development when in use as holiday accommodation. Reason: In the interests of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

Cycle parking facilities shall be provided prior to the first occupation of the holiday accommodation hereby approved in accordance with the details shown on drawing 7824_LGF_PRPa. Thereafter, the cycle parking shall be retained as approved. Reason: To encourage the use of cycles as a means of transport in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
