Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1289-HR-A-TP-XX-0500 02, 1289-HR-A-TP-XX-0130, 1289-HR-A-TP-XX-0230, 1289-HR-A-TP-XX-0131, 1289-HR-A-TP-XX-0231, 1289-HR-A-TP-XX-0100 and LOC-001, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of works, the submission of joinery details comprising scale cross section drawings of the proposed new windows to the building submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035. Prior to the commencement of the relevant works, the submission of details and specifications of the proposed secondary glazing and supporting framework proposed to the shopfront and small adjacent window (window ref EXW10 and SEC01) and be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
