The works to which this consent relates must be begun not later than 30 April 2027. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2041(PL)204 B, 2041(PL)212 B, 2041(PL)001 A, 2041(PL)213 B, 2041(PL)200 B, 2041(WD)301A, 2041(PL)111, 2041(PL)211, 2041(PL)112, 2041(PL)102, 2041(PL)202, 2041(PL)101, 2041(PL)201 B, 2041(PL)103, 2041(PL)203, 2041(PL)104, 2041(PL)113 and 2041(PL)100, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The works hereby permitted, with the exception of the final floor finishes, shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

The dormer window hereby permitted shall be constructed and finished in materials to match the existing with regard to the methods used and to colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Notwithstanding the annotations on the proposed floor plans the details of the final floor finishes, including drawings as necessary, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
