Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, P006_00, P008_00, P002e_00, LOC-001, P007 rev 02, P009 rev 02, P004 rev 02, P005 rev 02, P010 rev 01, P002 rev 02, P003 rev 02 and P001 rev 02, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All associated works of making good to the listed building must be carried out in materials and finishes consistent with the original or existing construction or finishes unless otherwise agreed in writing with the LPA. Reason: To preserve the historic and architectural interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

The relevant part of the works shall not take place until the following details are submitted to and approved in writing by the Local Planning Authority. a) joinery details/specifications of new windows and doors to the listed building b) new vents and extracts c) cross sections for new partitions shown in relation to roof structure Thereafter the works shall be carried out in accordance with the approved details. Reason: To preserve the historic and architectural interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

No works above slab level shall take place until the following details have been submitted to and approved in writing by the Local Planning Authority. a) A full photographic and written schedule of external materials to be used in the finish of the extension. b) Detailed specifications for the glass link c) Details of the ridge rooflight including drawn sections. d) Details of the external materials to be used for hard landscaping Thereafter the works shall be carried out in accordance with the approved details. Reason: To preserve the historic and architectural interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
