Conditions / Refusal Reasons
That, unless otherwise agreed in writing by the local planning authority the refuse and recycling storage facilities shall be provided as per the details approved under application reference P23/S2775/DIS in letter dated 14 September 2023 and thereafter retained.
Reason: To ensure that the development provides for adequate provision of waste and recycling storage and collection in accordance with Policy EP3 of the South Oxfordshire Local Plan 2035.
Cycle parking facilities shall be provided prior to the occupation of the development hereby approved in accordance with the details shown on drawing OXL-1RW-24-01. Thereafter, the cycle parking shall be retained as approved.
Reason: To encourage the use of cycles as a means of transport in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
That, unless otherwise agreed in writing by the Local Planning Authority the surface water drainage scheme for the parking area shall be carried out out as per the details approved under application P23/S2775/DIS in letter dated 14 September 2023 and thereafter retained.
Reason: To ensure the proper provision of surface water drainage and to ensure flooding is not exacerbated in the locality in accordance with Policy EP4 of the South Oxfordshire Local Plan 2035.
That, unless otherwise agreed in writing by the Local Planning Authority the siting and design of a bird box shall be as per the details approved under application P23/S2775/DIS in letter dated 14 September 2023 and thereafter retained.
Reason: To ensure a net gain in biodiversity in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035.
