That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 9031-M, 9031-F, LOC-001A and 1656-01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The equestrian riding arena hereby permitted shall be used only for private leisure purposes of the owner of the land, and shall not be used for any commercial activity. Reason: To meet the particular needs of the applicant and to avoid the introduction of a commercial use in this rural location, and in the interests of highway safety in accordance with Policies ENV1, STRAT6 and TRANS5 of the South Oxfordshire Local Plan 2035.
