Condition 1 required development to commence within 3 years of the date of the original permission. Development has commenced and this condition is no longer necessary, it is included to preserve the original numbering for other conditions.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, SP 001 and B.3151.03A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Prior to commencement of construction of the Swimming Pool and its associated outbuildings a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

The surface water drainage scheme shall be implemented in accordance with the details approved under P21/S0821/DIS. Reason: To ensure the proper provision of surface water drainage and to ensure flooding is not exacerbated in the locality in accordance with Policy EP4 of the South Oxfordshire Local Plan 2035.

The first floor dormer windows in the north elevation and the first floor window serving the playroom in the south elevation hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity with the south facing window fitted with a restrictor to restrict window opening to 100mm. This shall be completed within three months of the decision date of this permission and shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
