Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1115-P6, 1115-P5 and 1115-P4 Rev.B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Within 3 months of this planning permission details of the size, design and location of flues and any necessary vents shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies DES1, DES2, ENV6, and ENV8 of the South Oxfordshire Local Plan 2035.

The development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The tree protection area approved via condition discharge application P13/S0792/DIS shall be kept in place during the entire course of development Reason: To safeguard trees which are visually important in accordance with policies DES1, DES2, ENV6, and ENV8 of the South Oxfordshire Local Plan 2035.

The development shall accord with the detailed specification of the type, design and external finish of all windows and external doors approved via condition discharge application P13/S0792/DIS. Reason: To ensure that the details of the development are satisfactory in accordance with policies DES1, DES2, ENV6, and ENV8 of the South Oxfordshire Local Plan 2035.

The measures set out in design statement, which accompanied application ref P11/W1400, in respect of sustainable building, shall be implemented in accordance with the statement prior to the first occupation of any unit, unless as may otherwise be agreed in writing by the Local Planning Authority. Reason: To ensure sustainable development in accordance with policy DES8 of the South Oxfordshire Local Plan 2035.

The development shall accord with the refuse and recycling storage details approved via condition discharge application P13/S0792/DIS and shall be retained thereafter. Reason: To ensure adequate provision for the management of waste in accordance with policy EP3 of the South Oxfordshire Local Plan 2035.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwelling house as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To safeguard the amenities of the occupiers of the adjoining properties and the character of the area in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.
