The development to which this permission relates must be begun not later than 27th October 2026 Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1271.G.9, 1271.G.3, 1271.G.4, 1271.G.7, 1271.G.8, 1271.G.1, 1271.G.5, 1271.G.2 and 1271.G.6, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development hereby approved shall be implemented strictly in accordance with the measures and timings stated in section 5.1 of the supporting Initial Bat Survey & Preliminary Roost Assessment (Windrush Ecology, September 2023). Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of any development, full details (specification, position, height, orientation, etc.) of the biodiversity enhancement feature(s) stated in section 5.2 of the supporting Initial Bat Survey & Preliminary Roost Assessment (Windrush Ecology, September 2023) shall be submitted to and approved in writing by the local planning authority. Thereafter, the development shall be implemented in accordance with those approved details. All features shall be provided prior to first use and retained as such thereafter. Reason: To provide ecological enhancements onsite, in accordance with Policy ENV2 of the South Oxfordshire Local Plan 2035.
