Having regard to the cumulative number and size of previous extensions, this proposal would result in the further over-extension of the listed building, diminishing its character architecturally and overwhelming the remaining frontage range. The harm is considered to be less than substantial and in accordance with para 208 of the NPPF officers are satisfied that the harm in this case is not outweighed by public benefits. The also proposal fails to preserve the listed building, its setting and any features of historic or architectural interest that it possesses. The development would conflict with Policies ENV6 and ENV8 of the South Oxfordshire Local Plan 2035 and paragraphs 205, 206, 207 and 208 of the NPPF 2023
Having regard to the cumulative number and size of previous extensions, this proposal would result in the further over-extension of dwelling. The proposed height and mass of the extension would reduce the visible gap between French's Cottage and Cruck Cottage when viewed from oblique public views, this would result in a detrimental impact to the character and appearance of to the existing dwelling and the character and appearance of the conservation area. The development would be contrary to policies DES2 and ENV8 of the SOLP 2023.
