Prior to commencement of any development above slab level of the development hereby approved, a plan showing trees, all services, required root barriers, rooting volumes required by each tree and available rooting volume shall be submitted to and approved in writing by the Local Planning Authority. The tree planting shall be implemented in accordance with the approved plan and the timetable approved by the Landscape Management Plan required by condition 32 of the outline planning permission P15/S2902/O. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035. Related application(s): P25/S3482/DIS

That all trees to be planted within hard surface areas shall be planted in the first planting season after the first use of the buildings. The tree/s must be planted into site specific tree pits. The tree pits are to be a crated pit design that incorporates technology that will enable tree/s to successfully grow in hard surface environments. The pits must provide the significant quantities of growing medium required to allow the trees to become established and grow on to maturity, sustaining the trees in a healthy condition and allow for ease of maintenance. Details of the tree species and the tree pits shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development on the site. In the event of any of the trees so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree of a species first approved by the Local Planning Authority, be planted and properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.

No dwelling shall be occupied until the adjacent spine road (approved through P17/S3859/RM) has been fully constructed to enable access by all modes, (vehicular, pedestrian and cycle) to/from the site and to adjacent amenities, including public transport. Reason: To ensure an appropriate means of access to/from the site and in the interests of highway safety, in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

No dwelling shall be occupied until it is provided with "active" electric vehicle charging points in accordance with the Councils adopted parking standards. Thereafter, the charging points shall be maintained and retained at all times. Reason: In accordance with the Councils adopted Car Parking Standards and Policy EVI 8 of the Oxfordshire Electric Vehicle Infrastructure Strategy

Prior to the development above slab level, details of cycle parking to be provided in accordance with the Council's adopted standards (secured and undercover), shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the agreed cycle parking shall be provided before first occupation of the development and be maintained and retained all times. Reason: To encourage the use of cycles as a means of transport in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035. Related application(s): P25/S3595/DIS

Prior to the development above slab level, details of a street lighting scheme including LUX levels shall be submitted to and approved in writing by the Local Planning Authority. The submitted street lighting scheme must be designed with consideration to the approved landscaping plan. The vision splays shown on the approved plans shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 600 mm as measured from carriageway level.
