As such, the proposed development would fail to safeguard the historic and architectural qualities and setting of the Grade II listed building and would fail to preserve the character and appearance of the Henley - Main Conservation Area, in conflict with the aims and objectives of Policies ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035, the provisions of Chapter 16 of the National Planning Policy Framework and Sections 66 and 72 of the Planning (Listed Building and Conservation Areas) Act 1990.
