OX5025-39PD 008Phase 2 road to be built prior to first occupation
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
No building shall be occupied until the visibility splays serving that building as shown on drawing number OX5025-39PD-004 Rev B have been provided. The visibility splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.6 metres as measured from carriageway level, unless identified on the approved drawings.
Reason: In the interests of highway safety, in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
Prior to first occupation of phase 2 hereby permitted, the spine road within phase 1 of the site, and the associated access as shown on drawing number OX5025-39PD 008 "Phase 2 road to be built prior to first occupation" shall be fully constructed.
Reason: To ensure appropriate means of access to/from and within the site and in the interests of highway safety, in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
No building shall be occupied until the car parking and turning areas shall be provided serving the respective building has been constructed in accordance with the approved plans and shall be retained unobstructed except for the parking of vehicles associated with the development at all times.
Reason: In the interests of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035
No building shall be occupied until, the proposed cycle parking shall have been provided serving the respective building in accordance with the approved plans and thereafter maintained and retained at all times.
Reason: To encourage the use of cycles as a means of transport in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
No building shall be occupied until, the proposed car parking spaces serving the respective building have been shall be provided with "active" electric vehicle charging points in accordance with drawing number 3027a-SVM-ZZ-XX-D-E-6201 Rev D and the remaining spaces provided with ducting for future connection. Thereafter, the charging points shall be maintained and retained at all times.
Reason: In accordance with the Councils adopted Car Parking Standards and Policy EVI 8 of the Oxfordshire Electric Vehicle Infrastructure Strategy.
Prior to commencement of the phase 2 development hereby approved, a plan showing trees, all services, required root barriers, rooting volumes required by each tree and available rooting volume shall be submitted to and approved in writing by the Local Planning Authority. Where there is insufficient soil accessible to the tree, underground crate systems must be used to make up the deficit. The tree planting shall be implemented in accordance with the approved plan and the timetable approved by the Landscape Management Plan required by condition 20 of the outline planning permission P19/S4576/O.
Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
